The controversial plan to redevelop the historic Archway Campus site has been thrown into fresh uncertainty after Islington Council rejected the proposal-only for it to be “called in” by London Mayor Sadiq Khan, who could now overturn the decision.
The scheme, led by developer SevenCapital, would see the demolition of historic buildings and the construction of large residential blocks along Highgate Hill, including a 27-storey student accommodation tower. Critics argue the plan prioritises expensive student units-housing 242 students-while providing only 91 affordable homes, most of which are small studios or one-bedroom flats unsuitable for families.
Local groups warn the development fails to meet urgent community needs for genuinely affordable family housing and risks further straining already overburdened local services. They also highlight that a significant portion of the new accommodation would be for overseas students, who do not pay council tax, potentially exacerbating funding pressures for local amenities and schools.
Residents are called on to urgently submit objections to the Greater London Authority, making the argument that a smaller, more sustainable, and community-focused development would better serve Archway’s long-term interests. There is an alternative 'low-rise' plan which, subject to further development, is worthy of community support.
